45 decares of land with 39 decares planted at a density of 440 vine plants per decare consisting of 17,160 plants. The vineyard is arranged in 3 blocks with two blocks (A) and (C) totalling around 30 decares of Cabernet Sauvignon variety (13,330 vines). Block B consists of 9 decares of Merlot variety (3830). Fully registered vineyard licensed to produde High Quality Wine in according with all regulations of the EU wine regions etc.The vines are planted in 2005 imported from Mercier, France. The vineyard is on a prime location with good road access, labour availability and was selected for its potential for vineyard tourism due to its proximity to Rousse and the panaromic views to the Danube and the surrounding hills and forests. The area under vines was part of the site of the Battle of Mechka in th Russian-Turkish War 1876-78 and both Russian and Turkish bullets have been located in the soil during ploughing. This provides a unique story to the production of wines in boutique wine production and marketing. The construction is of highest quality, using hard wood poles, galvanised wire and British-made adjustable clips for easy canopy management. The site is surrounded on three sides by a 600m fence (approx 2m high) built using hard wood poles and green laminated wire in keeping with the rural environment. The vineyard has been managed under joint British-Bulgarian supervision and all efforts have been made to develop and maintain a high quality vineyard which is in excellent health and condition. A further adjacent 11.5 decares of land with a single storey brick building of 1,000 m2 for development to wine tourism or residential development. The land could be used for development of residential units subject to regulation and building permits. All background documents including Notary Acts, Geotechinicians plans, Certificates of Origin, Planting permissions from the Vine and Wine Agency, Phyto-Sanitary Certificates, Soil reports, Agronomist reports.
